Aledo, Texas Real Estate Market Update: October 2026
Mortgage rates have been high all fall. Freddie Mac's 30-year fixed average reached 7.40% on October 8, 2026, the seventh weekly increase in a row and the highest level since November 2023. It held at 7.40% on October 15, then dipped to 7.32% on October 22. A year ago it averaged 6.19%.
Aledo has stayed in demand anyway. Redfin puts Aledo's median sale price at about $507,258 for the three months ending September 2026, and Briggs Freeman Sotheby's International Realty reports a third-quarter median of $505,000. Both show homes selling much faster than a year ago and city inventory shrinking.
There's an important catch, and we want to be upfront about it: Aledo doesn't appear as a city in the NTREIS/Texas A&M monthly MLS report we use for our other market updates. So this update relies on Parker County MLS data plus secondary sources (Redfin, Sotheby's, Realtor.com, DirectList, and Zillow), and those sources don't fully agree. We'll show you each one and explain why.
This update covers what the data shows, why sources disagree, how Aledo compares with Parker County, Weatherford, and Benbrook, what today's rates mean for your payment, the major development news around Aledo, and what buyers and sellers should do this fall.
Key Takeaways
- Aledo's median sale price is about $505,000. Redfin reports $507,258 (three months ending September 2026), and Briggs Freeman Sotheby's reports $505,000 for Q3 2026.
- The year-over-year jump is partly a rebound. Both sources show about a 21% gain, but Q3 2025 was unusually weak ($417,000). Aledo's Q3 median was $572,000 in 2024 and $579,000 in 2023.
- Homes are selling faster. Redfin's median market time fell to 51 days from 82. Sotheby's average fell 48% to 35 days.
- City inventory is tight. Sotheby's reports end-of-quarter inventory of 22 homes, down 41%.
- The wider 76008 ZIP code is softer. DirectList shows a 76008 median of $517,080 (−9.6%) and 6.1 months of supply, with 47.7% of sales including concessions averaging $10,866.
- Parker County context (NTREIS): median $461,390 (−4%), 282 sales (+10%), and 5.1 months of inventory.
- Schools are Aledo's biggest draw. Aledo ISD earned an A (92) in the preliminary 2026 TEA ratings, the only A-rated district in the Fort Worth area this year.
- Rates eased slightly. The 30-year fixed was 7.32% on October 22, down from 7.40% the two weeks before.
Why There's No NTREIS City Data for Aledo
For our other market updates, the primary source is the NTREIS Monthly MLS Summary Report, prepared by the Texas Real Estate Research Center at Texas A&M. It reports detailed monthly figures by city, but Aledo doesn't have a city row in the September 2026 report, and it isn't included in the report's competitiveness ranking.
Instead, we use:
- Parker County figures from the same NTREIS report, for official MLS context.
- Redfin and Briggs Freeman Sotheby's city-level data as our main Aledo figures.
- Realtor.com, DirectList, and Zillow, which mostly report on the much larger 76008 ZIP code.
Aledo is a small city, so every source works with a small number of sales (roughly 33 to 37 per quarter). Treat all Aledo numbers as directional, not exact.

The five-year view: a rebound, not a boom
Sotheby's Q3 medians put this year's jump in context:
| Q3 Year | Aledo Median Sale Price |
|---|---|
| 2022 | $540,000 |
| 2023 | $579,000 |
| 2024 | $572,000 |
| 2025 | $417,000 |
| 2026 | $505,000 |
Source: Briggs Freeman Sotheby's International Realty.
Our read: The 21% gain mostly reflects a recovery from an unusually low Q3 2025. Aledo's median is still below where it was in 2022 through 2024. With about 33 to 37 sales a quarter, the mix of homes that sell (acreage, new construction, or smaller resales) moves the median a lot.
What the wider 76008 ZIP code shows
| Source | Area | Measure | Figure | Year-over-Year |
|---|---|---|---|---|
| DirectList (Sept. 2026, NTREIS-sourced) | ZIP 76008 | Median sale price | $517,080 | −9.6% |
| Realtor.com (Sept. 2026) | ZIP 76008 | Median sold price | $494,106 | +3.8% |
| Realtor.com (Sept. 2026) | ZIP 76008 | Median list price | $702,500 | +19.1% |
| Zillow ZHVI (July 2026, via The Aledo Ledger) | ZIP 76008 | Typical home value | $540,540 | −1.6% |
| NTREIS/TAMU (Sept. 2026) | Parker County | Median sale price | $461,390 | −4% |
A few notes on reading this table:
- The 76008 ZIP code is much larger than Aledo city limits. It includes surrounding unincorporated areas and master-planned communities. Realtor.com counts 559 active listings in the ZIP, far more than in the city itself.
- List prices are far above sale prices. Realtor.com's median list price ($702,500) is about $208,000 above its median sold price ($494,106). Many sellers, especially in higher-end and acreage segments, are asking well above what buyers pay. Realtor.com calls 76008 a "buyer's market."
- DirectList shows significant concessions. In 76008, DirectList reports a 96.8% sale-to-list ratio, a 46-day market time, 6.1 months of supply, and 47.7% of sales with concessions averaging $10,866.
Why the sources disagree
Redfin and Sotheby's show Aledo prices up about 21%, while DirectList, Zillow, and Realtor.com's city page show prices flat to down 1% to 10%. The differences come from:
- Geography: city limits vs. the much bigger 76008 ZIP
- Small samples: a few dozen sales per quarter
- Time periods: single months, quarters, and three-month windows
- Measures: actual sales vs. estimated values
The most reasonable summary: Aledo's median sale price is about $505,000. Homes in the city are selling faster with tighter inventory, while values across the wider 76008 area are flat to slightly soft, with plenty of room for buyers to negotiate.
Parker County Context (NTREIS/Texas A&M)
Here's the official MLS view of Parker County for September 2026:
| Metric | Parker County, Sept. 2026 | Year-over-Year |
|---|---|---|
| Single-family sales | 282 | +10% |
| Average sale price | $510,390 | −5% |
| Median sale price | $461,390 | −4% |
| Median days on market | 72 | — |
| Sold-to-list ratio | 94.6% | — |
| Months of inventory | 5.1 | — |
Source: NTREIS/Texas A&M Real Estate Research Center, September 2026.
Parker County sales rose 10% year over year, while sales across DFW fell 7%, even as the county's median price eased 4%. With 5.1 months of inventory, the county is close to balanced.
Aledo vs. nearby markets
| Area | Median Sale Price | Months of Inventory | Source |
|---|---|---|---|
| Aledo (city) | ~$505,000–$507,258 | Inventory down 41% (Q3) | Sotheby's / Redfin |
| ZIP 76008 | $517,080 | 6.1 | DirectList |
| Parker County | $461,390 | 5.1 | NTREIS |
| Weatherford | $327,000 | 4.4 | NTREIS |
| Benbrook (Tarrant) | $349,000 | 2.9 | NTREIS |
| DFW (all NTREIS) | $385,000 | 4.3 | NTREIS |
Aledo and 76008 figures come from different sources and periods than the NTREIS figures, so compare them with caution.
- Aledo vs. Weatherford: Weatherford, the Parker County seat, had a September median of $327,000 (down from $345,000) on 51 sales, with 4.4 months of inventory. Aledo's median runs roughly $175,000 higher, largely reflecting Aledo ISD and larger homes and lots.
- Aledo vs. Benbrook: Benbrook, just east in Tarrant County, has a $349,000 median and very tight inventory (2.9 months).
- Aledo vs. DFW: Aledo's median is about $120,000 above the DFW median of $385,000.
Aledo-area rentals
Aledo doesn't have city-level NTREIS rental data. Countywide, 59 Parker County homes leased in September (up 40%) at a median of $2,300 (−4%), with a 32-day median and 1.9 months of inventory. Realtor.com reports a median rent of $3,455 in the 76008 ZIP, reflecting larger and newer homes.
The Mortgage Rate Backdrop
| Freddie Mac PMMS Date | 30-Year Fixed | 15-Year Fixed |
|---|---|---|
| Oct. 8, 2026 | 7.40% (7th straight weekly rise; highest since Nov. 2023) | — |
| Oct. 15, 2026 | 7.40% | — |
| Oct. 22, 2026 | 7.32% | 6.68% |
| About one year earlier | 6.19% | 5.44% |
What this means for your monthly payment
Using Redfin's Aledo median of $507,258 with 20% down (about $101,500), the loan is about $405,800:
| Scenario | Rate | Monthly Principal & Interest |
|---|---|---|
| 30-year fixed, a year ago | 6.19% | ~$2,483 |
| 30-year fixed, Oct. 22, 2026 | 7.32% | ~$2,788 |
| 30-year fixed, Oct. 8, 2026 | 7.40% | ~$2,810 |
| 15-year fixed, Oct. 22, 2026 | 6.68% | ~$3,575 |
Principal and interest only. Property taxes, homeowners insurance, HOA dues, and any MUD or PID assessments are extra and can be significant in Parker County's master-planned communities.
At today's rate, the same loan costs about $305 more per month than a year ago. Aledo's higher price point means rate changes hit harder in dollars, so a seller-paid rate buydown or closing-cost credit can be especially valuable. DirectList's data shows that nearly half of 76008 sales already include concessions.
Schools & Why Buyers Choose Aledo
- Aledo ISD earned an overall A (92) in the preliminary 2026 TEA accountability ratings released August 14, 2026. According to the Fort Worth Report, it was the only A-rated district in the Fort Worth area this year. Redfin, citing GreatSchools, lists Vandagriff Elementary and Coder Elementary at 10/10. Verify campus ratings at TXSchools.gov.
- Football and community. Aledo ISD's nationally known football program is a big part of the town's identity.
- Space and small-town feel. Aledo offers acreage and a small-town atmosphere about 15 to 20 miles west of downtown Fort Worth via I-20.
- Master-planned communities. Morningstar and Walsh Ranch (which is inside Fort Worth city limits but carries Aledo ISD addresses) add newer homes, with builders including D.R. Horton, Highland, and Trophy Signature.
- Move-up appeal. Aledo's price point draws move-up buyers from across western Tarrant and Parker counties.
What's Changing Around Aledo
Aledo is in the middle of significant growth. Recent developments reported by The Aledo Ledger and other local outlets:
- Beall-Dean Ranch. A planned $500 million mixed-use project on about 318 acres at I-20 and FM 1187. Willow Park annexed the site, which Aledo and Fort Worth contested. Aledo approved a settlement, though the terms haven't been made public.
- Regional water. Aledo joined the Parker County Public Utility Agency for regional water supply, a key issue for a fast-growing area.
- FM 1187 rebuild. On September 3, the city approved a $932,729 design contract with Freese and Nichols for roadway and drainage reconstruction of FM 1187 through Aledo. Construction is estimated at $5.31 million.
- Aledo Racquet Club. A 70,667-square-foot pickleball and tennis facility is expected to be completed in January 2027.
- Police coverage. The city expects to have its own 24-hour police coverage starting in January 2027.
- Faster permitting. According to The Community News, the City Council streamlined the building-permit process.
What Buyers Should Do Now
- Decide: city or ZIP? Inside Aledo city limits, inventory is tight and homes are moving faster. Across the wider 76008 area, there's more supply and more room to negotiate.
- Ask for concessions. Nearly half of 76008 sales included concessions averaging about $10,866. A rate buydown can save hundreds a month at this price point.
- Watch the list-to-sale gap. Realtor.com's median list price is about $208,000 above its median sale price. Don't anchor on asking prices; use recent comps.
- Confirm the school district. An Aledo mailing address may not mean Aledo ISD, and some Aledo ISD homes (like Walsh Ranch) are in Fort Worth city limits. Verify the attendance zone for every home.
- Know the full monthly cost. Check MUD/PID assessments, HOA dues, and Parker County property taxes.
- Get fully pre-approved. At Aledo prices, a small rate difference adds up quickly.
What Sellers Should Do Now
- Price to recent sales, not list prices. List prices in 76008 run far above what buyers pay. Overpriced homes sit, and nearly half of Aledo homes had price drops (Redfin).
- Highlight Aledo ISD. The district's A rating is your strongest selling point. Make the attendance zone clear in your listing.
- Be ready to offer concessions. A seller-paid rate buydown can attract more buyers than a similar price cut.
- Compete with new construction. Morningstar, Walsh Ranch, and other communities compete for the same buyers. Show off what makes your home different: lot size, mature trees, upgrades, and no construction wait.
- Keep more of your equity. On a $500,000+ home, commission costs add up fast. A flat-fee listing can make a real difference (see below).
How OnDemand Realty Helps Aledo Buyers and Sellers
Aledo is hard to read from the data alone. There's no NTREIS city row, the sources disagree, and school zones don't always match city limits or mailing addresses. OnDemand Realty's agents work across Parker and Tarrant counties and can help you sort it out.
For buyers, we:
- Pull Aledo comps directly from the MLS by neighborhood, lot size, and price per square foot
- Verify school district and attendance zones for every home
- Compare builder incentives in Morningstar, Walsh Ranch, and other communities with resale options
- Structure offers with concessions and rate buydowns
For sellers, we:
- Price your home based on current Aledo-area sales, not inflated list prices
- Offer a flat-fee listing option so you keep more of your equity
- Market your home to buyers across DFW with professional presentation
With offices in Frisco, Plano, Dallas, Fort Worth, and Cedar Hill, OnDemand Realty serves Aledo, Parker County, and the rest of the DFW Metroplex.
